An Adobe Near the Gate, Within Reach of BAH
A reduced-price 1946 home near the 29 Palms main gate, and the monthly math next to 2026 BAH
Marines reporting to 29 Palms face a familiar choice: wait for base housing, rent off base, or buy. One option just got more interesting. 6155 Cahuilla Ave in Twentynine Palms, an adobe-style block home built in 1946, was reduced $3,000 on October 25, after a $4,000 cut on October 21, and is now listed at $202,000. It has 2 bedrooms, 3 bathrooms, about 766 square feet, a fenced backyard with a private courtyard, and, according to the listing, a location minutes from the main gate. Set against 2026 BAH rates and an illustrative VA-loan payment, the monthly cost can land close to, or below, the housing allowance for many ranks. If it fits, make an offer.
The asking price is where the conversation starts. If you like this home, make an offer.
The house
The listing calls it an authentic, affordable adobe-style block home, likely the most affordable adobe in the area and a fantastic starter home, with a converted garage room that the sellers rented to a friend as a third bedroom and that can also serve as an office, native drought-resistant landscaping, and a new shed in the backyard for secured storage. Here are the basics, as reported in the listing:
- Price: $202,000, reduced $3,000 on October 25 (and $4,000 on October 21), about $264 per square foot
- Size: 2 bedrooms, 3 bathrooms, about 766 sq ft, built in 1946, on a lot of about 0.1653 acre (7,200 sq ft)
- Type: single-family detached, one story
- Outdoors: fenced backyard, private courtyard, new shed
- Systems: evaporative cooling, public water, septic
- Location: minutes to the MCAGCC front gate, close to downtown shopping and dining, and a short drive to Joshua Tree National Park
The listing also notes it is suitable as an affordable family home or for renting out rooms, and says the sellers rented the garage room to a friend as a third bedroom. That is the seller’s description, not a guarantee the room is permitted as living space. Confirm whether the garage conversion is permitted and counted in the square footage before you rely on it. Zillow’s automated estimate of the home’s value is $201,300, which is a computer estimate, not an appraisal.
The math
Basic Allowance for Housing, or BAH, is the tax-free monthly payment Marines receive when they live off base. Here are the 2026 rates for the Twentynine Palms area, set against an illustrative estimate of about $1,560 to $1,695 a month for this home, including principal, interest, property taxes and insurance.
| Pay grade | 2026 BAH | Left over if the payment is $1,560 | Left over if the payment is $1,695 |
|---|---|---|---|
| E-4, with dependents | $1,896 | $336 | $201 |
| E-5, with dependents | $1,980 | $420 | $285 |
| E-6, with dependents | $2,550 | $990 | $855 |
| E-7, with dependents | $2,649 | $1,089 | $954 |
| E-4, without dependents | $1,755 | $195 | $60 |
| E-5, without dependents | $1,782 | $222 | $87 |
| E-6, without dependents | $1,914 | $354 | $219 |
| E-7, without dependents | $1,986 | $426 | $291 |
The estimate assumes a VA loan at $202,000 with no down payment, the funding fee financed, interest rates between 6% and 7%, property taxes of about 1.2% of the price, and a placeholder for insurance. That works out to roughly $1,237 to $1,373 in principal and interest, plus about $320 for taxes and insurance. It leaves out utilities, maintenance and septic upkeep, and your own quote will differ with your lender, credit and eligibility. This is an illustration, not a loan offer.
The point is not that housing is free. It is that for many ranks, the payment can fall in the same neighborhood as the allowance, which makes buying a different conversation than renting.
What to know about VA financing
The listing welcomes VA loans, along with conventional loans and cash. VA loans can offer no down payment and, for most borrowers, a one-time funding fee that can be financed. A VA appraiser will also check that the home meets the VA’s minimum property requirements. On a 1946 house with a septic system and a converted garage, expect questions about the condition of the septic system and whether the conversion was permitted. A home inspection, and an early conversation with a VA-experienced lender, will show you those answers before you commit.
- Get pre-approved first. A lender’s letter shows the seller you can close and gives you a real payment to compare with your BAH.
- Ask for the paperwork. Permit records for the garage conversion, and any septic inspection or pumping records.
- Plan for orders. VA loans generally expect you to live in the home. A first home can become a rental when you PCS, but talk it through with me and your lender before you buy.
Why near the gate matters
29 Palms is quiet, spread out, and a long way from anywhere else. Base housing offers 2,210 homes and apartment units across the installation, and wait times vary by rank, so many Marines look off base. The Military Housing Office asks married Marines arriving on orders to check in before signing a private rental or lease, and its Housing Referral Specialist (760-830-1706) can talk through off-base options. A home minutes from the main gate means a shorter drive and more time at home, which matters during field exercises and deployments.

Frequently asked questions
Can a Marine use BAH to buy a home?
BAH is a monthly allowance paid to the Marine, not to a lender. Lenders generally count it as qualifying income, and many Marines use it to cover a mortgage payment, but each lender sets its own rules. Talk with a VA-experienced lender about how yours would be treated.
Do I need a down payment with a VA loan?
Eligible borrowers can often buy with no down payment, depending on the lender, the appraisal and your entitlement. A one-time funding fee usually applies unless you are exempt, and it can often be financed.
Will a 1946 home with a converted garage and septic qualify for VA financing?
It has to meet the VA's minimum property requirements, which an appraiser reviews. Ask for permit records on the garage conversion and have the septic system inspected before you commit. We cannot promise any home will be approved.
What happens to the home when I get PCS orders?
Many buyers keep a first home as a rental or sell it, but VA loans generally expect you to occupy the home as your primary residence. Talk through your plan with me and your lender before you buy.

Ready to make an offer or see the home?
Active-duty, veteran and civilian buyers are all welcome. I can help you verify the details, review the price history and comparable sales, connect you with a VA-experienced lender, and prepare and submit an offer. Make an offer or request a showing.
