Turnkey, Furnished and Already Hosting: A Buyer’s Chance at a High Desert Deal
Move-in-ready High Desert rentals, and why it’s time to make an offer
Picture buying a High Desert house and walking in to find the furniture, the linens and sometimes a rating from hundreds of past guests already in place. That is what the listings call “turnkey,” and right now a lot of owners are selling it. In one search of public listing sites on October 23, 2026, we found eight such homes in Joshua Tree and Yucca Valley, from $299,000 to $1,195,000. Some sellers are already repricing: one Yucca Valley home has come down from $650,000 to $599,000 since July. Sales have slowed and inventory has built up, so conditions lean toward buyers. If one of these homes catches your eye, make an offer.
The asking price is where the conversation starts. If you like a home, make an offer.
The party got crowded
For years, a Joshua Tree Airbnb felt like a sure thing. Then everyone had the same idea. AirDNA’s September 2026 figures show the average nightly rate down 12.7% from a year earlier in Joshua Tree, to $300, and down 11.2% in Yucca Valley, to $325. Revenue per available night slipped 7.7% and 6.4%. Joshua Tree now counts 2,719 active rentals, up 54.9% in a year, while Yucca Valley’s count fell 33.5% to 871. Guests are still booking, with occupancy up to about 53% and 52%, but they are booking at lower prices and with more places to choose from. AirDNA’s counts and definitions shift over time, so read these as a direction rather than a verdict.
Local reporting in 2025 told the same story. The Union-Democrat, citing AirDNA and local agents, described operators leaving the High Desert short-term rental market, area occupancy sliding from about 71% in 2020 to about 52%, and some owners selling below appraisal or converting to long-term rentals to cover their mortgages. Observers pointed to market saturation and economic uncertainty, and one economist cautioned that short-term rentals were not the main cause of housing shortages. We covered the earlier chapters in The Joshua Tree Airbnb Correction.
Nobody can see each seller’s reasons, and some are simply moving on. But the pattern is there for anyone shopping.
Where the deals are
The slowdown is what buyers should notice. The California Association of Realtors reported San Bernardino County closed sales down 9.3% from a year earlier in August, with homes taking a median of 35.5 days to sell and 5.4 months of unsold inventory. With fewer buyers in the market, sellers have reason to negotiate, and a buyer with cash to put down is in a stronger position than they were a year or two ago.
Some are already moving. 57347 Bandera Rd was listed at $650,000 in July, cut to $625,000 in September, and is $599,000 on the latest Redfin page. Two homes featured on this site, 61826 Terrace Dr and 83683 Amboy Rd, are priced 22% and 11% below their 2021 sale prices, as we covered in Selling Below What They Paid.
Furnished homes add to the value. A turnkey house spares you the cost of furniture, linens and decor, and can be ready to use soon after closing, subject to local rental rules. Some sellers will even consider closing-cost credits or a rate buydown. There is no guarantee, but it is worth asking.
Here is what several of these homes cost each month with 20% down:
| Home | List price | 20% down | Estimated monthly P&I |
|---|---|---|---|
| 61587 Desert Air Rd | $299,000 | $59,800 | $1,643 |
| 61887 Grand View Cir | $395,000 | $79,000 | $2,171 |
| 60194 La Mirada Trl | $399,900 | $79,980 | $2,198 |
| 7379 Chippewa Trl | $530,000 | $106,000 | $2,913 |
| 5215 Shadow Mountain Rd | $550,000 | $110,000 | $3,022 |
| 57347 Bandera Rd | $599,000 | $119,800 | $3,292 |
| 64380 Sullivan Rd | $650,000 | $130,000 | $3,572 |
These are our own calculations for a 30-year fixed loan at 7.32%, the Freddie Mac average on October 22. They cover principal and interest only, and leave out property taxes, insurance, mortgage insurance and any HOA dues. Your rate depends on your credit, down payment and lender.
A low price is not the same as a good deal, which is why the last half of this article is about what to check.
Make an offer. Seriously.
By several measures, the High Desert now leans toward buyers. San Bernardino County had 5.4 months of unsold inventory in August, against 3.7 statewide, and in Twentynine Palms, Zillow’s data through July showed about 51.5% of sales closing under the list price and about 30% over. A list price is the seller’s starting point, not a final number, and sellers who have been on the market a while often welcome a serious offer. The worst a seller can say is no, and a counteroffer is often the start of a deal. Buyers who wait for a perfect price tend to watch someone else make the first move.
- Get pre-approved first. A lender’s letter shows the seller you can close, and gives you a real payment to work from.
- Ask me for the history. Days on market, price changes and recent nearby sales show how much room there may be. Every home is different.
- Ask for more than price. You can ask for closing-cost credits, a rate buydown, or a written inventory of the furnishings that convey.
- Let your verification shape the offer. The permit, the income records and the inspection results all belong in the conversation before you commit.
- Make the offer. If the home fits and the numbers work, put a real offer in writing through me. A home you never made an offer on is a home you can’t buy.
- Expect a counter, or a no. A seller can refuse, and a well-priced home can still draw competing offers. Make your offer in good faith, and be ready to walk away if the numbers don’t work.

| 7845 Elwood St, Joshua Tree 4 bed, 2 bath, 1,841 sq ft | $1,195,000 | “Sold fully furnished so the next owner can immediately operate it as a successful short-term rental”; “Turn-key Airbnb” | The listing cites revenue of $98K in the first seven months and $180K projected for year one. Those are the seller's figures. |
Four of these describe an operating rental: Shadow Mountain, Elwood, Grand View and Desert Air. Shadow Mountain and Elwood also say furnished and turnkey. Sullivan, Chippewa, La Mirada and Bandera say turnkey and furnished without saying whether they host guests. None of the listings showed a short-term rental permit number in its remarks.

Before you fall in love
A turnkey home with good reviews can still earn less for a new owner than it did for the old one. Rates, nightly prices, rental rules and travel demand can all change, and a listing’s claims about income, reviews and what is included can be wrong or out of date. Here is what to check:
- The permit. Ask for the short-term rental permit and transient occupancy tax registration. Rules differ by city and county, permits may not transfer automatically, and none of these listings showed a number. Confirm with the jurisdiction.
- The income. Ask for platform payout reports, tax filings and expense records for at least a year. Treat the listing’s revenue as the seller’s claim.
- The reviews and booking account. A 4.98-star rating belongs to a listing on the platform, not to the house. Ask what, if anything, transfers, and read the platform’s terms.
- The furnishings. Get a written, itemized inventory, check condition, and ask me and your lender how furnishings should be handled in the contract. The sale is normally “as is.”
- The operating costs. Management fees, cleaning, utilities, supplies, insurance written for short-term rentals, and any hot tub, pool or septic and well capacity that guests put under strain.
- The big systems. Roof, septic, well, solar (owned or leased), and heating and cooling are expensive in the High Desert. Where a listing says something is new or paid off, ask for the paperwork.
- The comparables. A lower price is a data point, not proof of value. Ask for recent nearby sales.

Frequently asked questions
Why are so many High Desert short-term rentals for sale?
Sellers' reasons vary and we cannot see them. Factors reported locally include lower nightly rates, more competing rentals and uncertain travel demand. Some owners may also be moving on for personal reasons.
Are these homes really a good deal?
Some may be. In a slower market, sellers are repricing and negotiating, furnished homes save the cost of furnishing, and a few are priced below what the last owner paid. But a low price is not proof of value. Compare recent nearby sales, verify what is included, and get a lender quote before deciding.
Does a turnkey listing mean the furniture is included?
Only what the purchase contract says is included. Ask for a written inventory of the furnishings and discuss with me and your lender how they should be documented.
Is it a buyer's market, and should I make an offer?
By several measures the High Desert leans toward buyers: San Bernardino County had 5.4 months of unsold inventory in August against 3.7 statewide, and homes took a median of 35.5 days to sell. A list price is a starting point, so an interested buyer should make an offer. Get pre-approved, ask me for the price history and recent comparable sales, and expect that a seller may counter or decline.
Do short-term rental permits transfer to the buyer?
Not necessarily. Rules differ by city and county, and none of the listings we reviewed showed a permit number in its remarks. Ask the seller for the permit and confirm with the jurisdiction before relying on rental income.
Can I trust the income a listing claims?
Treat it as the seller's claim until you see platform payout reports, tax filings and expense records. Occupancy, nightly rates and costs all change from year to year.
